The firm represents lenders throughout the United States, having closed multifamily loan transactions totaling in excess of $5 billion since its inception in 2006, including Fannie Mae DUS and Small Mortgage Loan and Freddie Mac CME and Small Balance Loan transactions with loan amounts between $900,000 and $100,000,000.  

In 2015, the firm was one of just 6 firms selected by Freddie Mac to represent both Freddie Mac and its Optigo Lenders under a Single Counsel model, to close multifamily loans throughout the country originated under Freddie Mac’s Small Balance Loan program. Ted Abruzzo, the firm’s senior partner, who has over 25 years of experience closing Fannie Mae and Freddie Mac multifamily loans, received an award from Freddie Mac for his help and advice during the development of its Small Balance Loan program. The firm has been one of the more active Single Counsels, and closed the largest and 3rd largest loan portfolios in the history of the Freddie Mac Small Balance Loan program — a $191,000,000 portfolio of 39 loans in East Harlem, New York, and a $144,000,000 portfolio of 34 loans in the Bronx, New York.

The firm prides itself on its considerable experience in closing agency loan transactions across the country, and in particular, its expertise in addressing transaction issues largely unique to New York City and its surrounds, which results from its partners’ roots in “the Boroughs” and adjacent Nassau County, and the closing of thousands of transactions within said region. This expertise includes an understanding of many of the unique local commercial and cultural customs that affect local real property transactions, local market conditions and issues, and considerable experience in addressing potentially complicated local issues such as general litigation, rent regulation, tax abatements, land disposition agreements, regulatory agreements, land use, and zoning and building code compliance. The long practice experience of each of the members of the firm and the large volume of transactions closed over the years, has allowed the firm to gain valuable knowledge of, and forge relationships with, many currently active borrowers, brokers, borrowers’ counsels, title agents, surveyors and non-agency related lenders and their counsels.
